Real Estate Training Program
As of November 7, 1986 the following are the Real Estate Commission Policies on Real Estate Education:
1001.1 - An applicant desiring to obtain a New Mexico Salesperson license shall furnish proof that they have successfully completed (30) classroom hours in Real Estate Principles/Practice and thirty (30) hours in Real Estate Law.
1001.2 - An applicant desiring to obtain a New Mexico Broker license shall furnish proof that they have successfully completed one hundred eighty (180) classroom hours in real estate related courses including Real Estate Practice/Principles, Real Estate Law, Real Estate Appraisal, Real Estate Finance and sixty (60) classroom hours of electives approved by the Commission.
Note: All of the courses and the instructors contracted to teach them have been approved and certified by the New Mexico Real Estate Commission.

4500 Real Estate Law
Gain a basic understanding of the general principles of law involved in real estate, principally contract and agency law. Learn the rights and liabilities the broker and agent owe to the parties they represent. This course has been certified to earn 30 hours toward a New Mexico Real Estate license by the New Mexico Real Estate Commission. This course is also approved for 10 hours of Continuing Education credit. The hours are awarded upon successful completion of the course, which requires 75% classroom attendance.

4502 Introduction to Real Estate Appraisal
This course will assist the student in understanding and arriving at an estimate to real property value for their principals. The course will emphasize three traditional approaches to value and the rationale of the three approaches. This course is not designed to train independent fee appraisers. This course has been certified to earn 30 hours toward a New Mexico Real Estate license by the New Mexico Real Estate Commission. This course is also approved for 10 hours of Continuing Education credit. The hours are awarded upon successful completion of the course, which requires 75% classroom attendance.

This course will enable the student to achieve an introduction to the practice and regulation of property management. Emphasis is placed on residential property. Course subject areas include: market and property analysis, management contracts and processes, Uniform Owner-Resident Relations Act, New Mexico Real Estate License Law and Commission rules and regulations, and federal regulations. This course has been certified to earn 30 hours toward a New Mexico Real Estate license by the New Mexico Real Estate Commission. 4550 Foundations of Real Estate Appraisal
This is the introductory course in the State Certification Program for appraiser licensing or certification. It sets the stage for the remaining courses in the series by providing a solid overview of the valuation process. Basic real estate appraisal principles and guidelines for conducting professional appraisals are presented in a manner consistent with current practice. The course has been designed to provide a basic understanding of real estate appraisal to both entry-level and experienced real estate professionals. Course examination is required.

4551 Appraising the Single-Family Residence
Gain a working knowledge of the procedures and techniques required to estimate the market value of single-family residential properties, both vacant subdivision tracts and improved units. By building on the theories and principles of appraisal taught in Foundations of Real Estate Appraisal, this course instructs participants in the correct application of the three approaches to value used in residential appraising. Course examination is required.

4552 Real Estate Appraisal Methods
The particular aspects of property that create value and how these factors are measured mathematically in the three approaches to value will be discussed. This course provides a practical foundation for estimating market value by deepening the participants understanding of appraisal theory and developing their valuation skills. Methods to apply the sales comparison and cost approaches are presented. Direct capitalization is also demonstrated. Course examination is required.
The textbook must be picked up from UNM Continuing Education & Community Services PRIOR TO THE FIRST CLASS MEETING for class preparation.

4555 Standards of Professional Practice
This course is designed to familiarize participants with the provisions and standards rules of the Uniform Standards of Professional Practice and specific state regulations. A clear understanding of the Uniform Standards fosters both ethical behavior and competent performance and relates directly to the application of appraisal methods and techniques learned in the other courses. Course examination is required.
