The Maintenance and Planning Division includes the Area Maintenance Shops, the Remodel Group, the Planning Office, and the Lock Shop. The mission of the Maintenance and Construction Division of the Physical Plant is "to provide facility services (project management, building maintenance and space modernization) that are perceived to be excellent by our customers and measured to be excellent by industry standards."

The Manager of Facility Maintenance directs all campus preventive maintenance and facility repairs through the area maintenance shops. In addition to fulfilling their responsibilities to provide life-extending, preventive maintenance and on-call repair services, our maintenance shop personnel are expected to be proactive and innovative in solving building performance problems at "least cost." The Maintenance & Planning Division employs customer comment cards in a door hanger format. Feedback from customers is noted and all negative comments are investigated.

The Planning Office directs the surveying and updating of the Facility Renewal project needs, the building of an integrated PPD renewal and repair plan, the creation of annual minor and major capital infrastructure proposals for BR&R or state capital project funding, the application of the NACUBO/APPA Strategic Assessment Model to plant operations and the development and refinement of metrics for assessing UNM plant operations.

The Maintenance & Planning Division also includes a remodeling shop. The Remodeling team provides heavy repair and renovation services. The area manager will contact UNM’s internal remodeling services or the services of commercial contractors.

The Lock Shop is the UNM campus’ locksmith as well as the key distribution and control service. This shop maintains records of key distribution and has original keys for all campus locks. This shop also rekeys a variety of locks though out the campus.
