4. Establish a charitable gift annuity.

An annuity is a contract between a donor and a nonprofit organization. The donor transfers cash or property to the UNM Foundation in exchange for a partial tax deduction and a lifetime stream of annual income. When the donor passes away, the charity keeps the gift.

The amount of annual income is determined by many factors including the donor's age and the policy of the nonprofit. Charitable gift annuities are not available in all states.
